With the implementation of the Renters' Rights Act from 1st May 2026, the landscape of renting is undergoing its most significant transformation in more than three decades. These sweeping reforms will affect over 10 million people across England, and it is essential that landlords are fully informed and prepared.

How the Renters’ Rights Act changes renting

The new legislation marks the end of “no-fault” evictions. From May, landlords will only be able to evict tenants if they have a specific, legally valid reason. This means that tenants can no longer be asked to leave their home at short notice without justification, enhancing security and stability for all parties involved.

In addition, fixed-term tenancy agreements are being replaced by rolling contracts. This grants greater flexibility for tenants and landlords alike, as tenancies will no longer be anchored to long-term commitments. Now, tenants can choose to move out by providing just two months’ notice, a marked shift from the previous requirement, which could leave both tenants and landlords tied into agreements lasting a year or longer.

The new laws also limit rent increases to once per year, requiring that landlords give tenants at least two months’ advance notice before new rental rates take effect. These changes mean that the approach to property letting must adapt, and selecting the right tenant has never been more important.
